YOUR BOARD
1. All members of the Board serve the Owners as Fiduciaries and must act in the best interest of ALL its members.
2. No officer of the corporation has authority to make unilateral decisions on behalf of the Board unless specific authority to do so has been given by the Board.
3. Decisions are made at a duly called and noticed Board of Directors meeting where the items to be addressed are specifically cited on a published Agenda and posted on the Property as required by the legal documents and applicable statutes.
4. All items on Board of Directors meeting Agenda should be thoroughly researched, studied and analyzed to ascertain its financial feasibility, legal implications, and practical application to the operation of the community.
5. The Board of Directors sets the Policy and Rules and Regulations for the Corporation, Bay pointe at Cortez Condominium Association Inc is the Corporation, and Management implements that policy.
6. All Directors should make sure there is Directors and Officers liability insurance in place.
7. All Directors must keep careful watch over the Finances of the Association and make sure that the Association Rules and requirements of the Condominium's Assocaitions Declartaion or other documents are maintained

Water and Sewage Billings for the Village and Bay Pointe are measured through a single meter (the Developers in their wisdom never spilt the supplies). a single bill from the provider, Bradenton, is sent to ISTA where ISTA then allocate the charges per your individual meter readings which they do electronically.
If you have any problems with your Water and Sewage Billing the point of contact is Customer Services at ISTA.

Please do not use any other ISTA numbers as these numbers log all calls and we are able to review complaint levels and monitor customer service levels
Always pay your billing to the Association on time, even if you have made a complaint, as any errors, positive or negative will be applied to your next account.
